Leasing

We draft and negotiate retail leases, office leases and industrial leases for landlords and for tenants.  

We draft and negotiate documents related to leases, such as estoppel certificates, SNDAs, early termination agreements, default notices and demand letters.

Evictions

We represent landlords in FED eviction proceedings.

Real Estate Acquisitions & Dispositions

We work on sales of multi-family properties, office properties, industrial properties, shopping center and other commercial properties, condominiums and raw land.

We draft and negotiate Letters of Intent, Purchase and Sale Agreements and associated real estate deal documents.

We conduct real property due diligence reviews including, title review, survey review and evaluation of environmental, geotechnical and other consultant reports.

We help clients manage the often complex and numerous requirements of purchase and sale agreements, from mutual execution through closing. 

We represent land developers and homebuilders in subdivision and lot takedown transactions.

Real Estate Financing

With financing transactions timely closing is key. We never lose sight of that while making sure the terms are correct and that you are covered legally. We help clients navigate each phase of the loan process, from the loan application all the way through to closing.  We have experience helping lenders and borrowers close permanent financings and re-financings, acquisitions loans, construction loans, mezzanine loans and seller carry-back transactions secured by office properties, retail properties, industrial developments, residential and mixed use projects, multi-family apartment properties as well as assisted and senior living projects insured by HUD and Fannie Mae / Freddie Mac.

Real Estate Development

We help property developers navigate municipal land use codes to obtain zoning variances, re-zoning of property, approvals for planned use developments and subdivisions. 

Condominium and Townhome Projects

Condominium projects, whether new developments or condominium conversions are governed by CCIOA (the Colorado Common Interest Ownership Act), involve unique issues and require extra planning.  We work with condominium developers and townhome developers, as well as their contractors and surveyors to draft condominium declarations, condominium maps and other documents specific to condominium projects.

Construction Contracts and Architectural Contracts

We negotiate and draft balanced and clear construction contracts and architectural contracts with an eye toward protecting our clients by addressing circumstances not covered in the standard forms.
